Frequently Asked Questions

Do I really need a written application from every tenant?

If you're renting out your own place, yes — even for a single applicant. It keeps everyone's story straight, gives you references you can actually check, and shows applicants you run things properly. It takes five minutes to fill out.

Can I ask for the full Social Security number?

You can, but you don't need it for a first screening — the last four digits plus name and address are usually enough to start. Only collect full SSNs if you plan to run a real background or credit check, and store them somewhere safe.

Is this form legally binding?

No — an application is a screening tool, not a lease. The lease you both sign later is the binding part. And as the note on the form says, this template isn't legal advice — for real legal questions, talk to a local attorney.
